Ted Farry has nearly 25 years of experience in single-family residential real estate, spanning institutional acquisitions, asset management, affordable housing, and technology platform development. He is the President & Founder of Conatus Real Estate Inc., Founder & CEO of Homestead Affordable, and COO of Fortune Acquisitions.
Operational Background
Ted's career is rooted in building SFR platforms from the ground up. As COO of Fortune Acquisitions, a multi-market institutional acquisitions platform, he built and led a team that executed over 3,500 purchase and sale transactions across multiple markets. Before Fortune, he built an 1,100-property workforce housing portfolio and acquisitions platform from scratch in two years at True Lane Homes, the SFR arm of a Southern California-based single family office. Ted leveraged his extensive industry network in the building of each of these platforms.
His asset management experience spans the full SFR lifecycle — acquisitions, disposition, compliance, and Housing Choice Voucher (HCV) operations including lease-ups, housing authority coordination, inspection management, and compliance operations. This isn't theoretical knowledge — it's the result of managing real portfolios with real tenants and real regulatory requirements.
Homestead Affordable
Ted founded Homestead Affordable to apply his institutional SFR expertise to workforce and affordable housing. Homestead acquires and operates single-family rental portfolios with a focus on communities underserved by institutional capital, leveraging the same operational infrastructure and industry network that powered his work building platforms at Fortune Acquisitions and True Lane Homes.
Technology & AI
Through Conatus Real Estate, Ted builds AI-powered operations platforms for regulated industries. He recognized early that the operational bottlenecks in these industries aren't solved by off-the-shelf SaaS products — the problems are too specific, the compliance requirements too nuanced, and the workflows too interconnected for generic tools. The answer is purpose-built platforms — and now, AI makes it possible to build them faster and make them smarter.
Every platform Conatus builds leverages Claude's intelligence through MCP integrations, autonomous agent workflows, and AI-driven analysis pipelines. Ted's development practice is AI-native: Claude isn't an add-on to the development process, it's core infrastructure for both building platforms and powering them in production.
Approach
Over the course of his career, Ted has developed a juxtaposed expertise in physical real estate operations and analytics-based quantitative problem solving. He has an ability to bring together all parts of an organization to solve problems from a holistic viewpoint — and his consulting approach starts with understanding the operational reality on the ground before writing a line of code. Technology should serve operations, not the other way around.
Ted is recognized as an expert resource in the SFR community and is a frequent speaker on industry conference panels. He earned an M.B.A. from Pepperdine University and a B.A. in Mathematics and Philosophy from Linfield College. He holds a California Real Estate Broker license.
