A production software platform that systematically pulls live lead feeds, enriches every data record, provides an underwriting environment, and enables automated offer submission.
The Problem
Scaling an SFR acquisitions operation beyond a handful of markets requires systematizing every step from lead identification to offer execution. Manual processes — monitoring MLS feeds, pulling comps by hand, building underwriting models in spreadsheets, and submitting offers through broker portals — create bottlenecks that limit throughput and introduce human error at every stage.
The challenge: build a platform that could handle high-volume deal flow across multiple markets while maintaining disciplined underwriting standards.
The Process
We designed and built a proprietary acquisitions platform from the ground up:
- Live lead ingestion — Automated feeds from public records, MLS, and off-market data sources, normalized into a unified property database with real-time updates.
- Systematic data enrichment — Every incoming record is automatically enriched with tax data, comparable sales, rental estimates, ownership history, and neighborhood analytics before an underwriter ever sees it.
- Integrated underwriting environment — Underwriters work inside the platform with all relevant data pre-populated. Standardized models enforce consistent criteria while allowing market-specific adjustments.
- Automated offer submission — Once an underwriter approves a deal, offers are submitted automatically with the push of a button — formatted correctly for the target channel, with all required documentation attached.
The Outcome
The platform became the operational backbone of a high-volume acquisitions operation:
